Walmart Buys 22 Acres in Palm Bay's Emerald Lakes
What was reported, what Walmart has not said yet, and what land buyers should check.
Walmart has bought land in Palm Bay. I have worked this market since 2003, and I want to give you the facts as reported and be clear about what is not known yet.
What was reported
- Walmart bought about 22.39 acres of undeveloped land on the north side of St. Johns Heritage Parkway, inside the Emerald Lakes development. The deed was recorded October 19, 2026. (Source: Florida Today, Oct. 22, 2026)
- The seller was Excess Land Investment, LLC, and the price was reported at roughly $10.1 million. (Source: Florida Today, Oct. 22, 2026)
- Walmart is described as the first of three planned anchor users in the 1,600-acre Emerald Lakes community. (Source: Orlando Business Journal, Oct. 20, 2026)
- Developer Lennar's sales materials list about 961,000 square feet of planned retail, medical, educational and corporate space, 370 hotel rooms and 1,348 multifamily units. These are plans, not finished buildings. (Source: Lennar Emerald Lakes pages, as cited by Florida Today)

What Walmart has not said
Walmart confirmed the purchase but said it has "no construction timing or specific development plans to share at this time." The store type, size and opening date have not been announced. (Source: Florida Today, Oct. 22, 2026) A land purchase does not mean a store will be built, or when.
What this could mean for land buyers
Big retail tenants often bring road, utility and traffic changes to an area. Nobody can say how this will affect any specific lot, and I won't guess at prices. If you own or are thinking of buying land in south Palm Bay, do your homework:
- Zoning. Confirm what the lot is zoned for. See our guides on residential zoning and commercial zoning.
- Utilities. City water and sewer or well and septic? See city water vs. well and septic.
- Flood zone. Check the FEMA map. See flood zones in Palm Bay.
- Access. Confirm legal road access and check the survey.
- Ask the City. Palm Bay's Land Development office can tell you what is approved near a parcel.
